General rules and regulations

Dear guest(s),

Welcome to In ’t Holt in Overloon.
We do our best to make your stay here as enjoyable as possible. It is important that you know what rules apply on our property to ensure that everyone has the most enjoyable time together. We are guests in the forest of our forest dwellers!

GENERAL

Smoking is prohibited in all indoor areas.
Beware of fire hazards both inside and outside on the premises.

Think of our environment
Do not leave lights on unnecessarily, equipment on and heating on, but think of our environment.

Payment and cancellation conditions
We apply the following payment and cancellation conditions:
The deposit (50% of the total amount) must be paid within two working days of booking. The remaining payment is due two weeks before arrival. If the arrival date is within two weeks of the reservation date, the total amount must be paid immediately.
Free cancellation up to sixty days before arrival date. If cancelled or modified at least two weeks before the arrival date, 50% of the total amount will be charged. If cancelled or modified within two weeks before arrival date or “no show”, 100% of the total amount will be charged.

This contract can be regarded as dissolved:
a. if the deposit has not been paid at the agreed time;
b. if at the start of the rental period the full rental sum has not been paid;
c. if you, as tenant, occupy the B&B/nature cottage with more than the number of people agreed in writing, including children;
d. if you bring a pet;
e. if you leave the leased property early and permanently;
No refunds will be made in the event of cancellation or early departure. We recommend that you take out cancellation insurance.

Arrival
Arrival after 15.30 on agreed date.
Reservations can be made per midweek (Monday to Friday), weekend (Friday to Sunday), long weekend (Friday to Monday) from October to April. From May to September, bookings can only be made by the week (Friday to Friday).
Identity cards/passports: Everyone (from 14 years of age) is required by law to carry their identity card or passport with them at all times.

Departure
Departure no later than 10.30 a.m. on the agreed date.

ON DEPARTURE

Sanitary facilities
Sanitary facilities such as WC and shower must always be left clean after use. Please do not throw sanitary towels or tissues in the toilet due to blockages. Waste must be disposed of in the appropriate bins and/or containers.
Kitchen: keep sink and drain clean. Dispose of food leftovers in the kitchen waste bin. Do not throw waste water between trees or bushes.

Waste
Waste should be separated. There are separate bins for glass, paper, plastic/cans/drink containers, organic waste and household waste. It is not allowed to discharge environmentally harmful liquids etc. via the sewerage system. Handle waste in an environmentally conscious manner.

Access gate
Guests will be sent the access gate code after booking. You will find the keys to the B&B/nature cottage inside. Make sure the B&B/nature cottage is locked upon departure to prevent theft.
Loss: The cost of restoring keys is for the tenant/you as guest.

Safety
There is a fire extinguisher in the hall next to the door. There are also smoke detectors.

Leaving tidy
Leave the B&B/nature cottage (broom) clean and tidy. Dispose of all waste in the appropriate containers. Make sure the dishes are clean and in the cupboards. Make sure the fridge, dishwasher, coffee machine and microwave are clean and empty.

Parking
Cars stay in the car park as much as possible.
Please note that parking at the street edge and on the verge is not allowed.

Nature
Please respect your surroundings, every living animal and nature!
The cost of repairs to destroyed/damaged trees, plantings, fences, soil or site fixtures will be charged to the perpetrator.
It is strictly forbidden to enter the forest “Overloonse Duinen” via the back of the site.

Barbecuing and Open Fire
There is a campfire area on the premises where you can make a campfire, barbecue or cook on wood fire. Outside this campfire area, cooking, barbecuing, a fire basket and making a campfire are prohibited. There are 2 buckets of water on the campfire pit. Make sure these 2 buckets are always filled with water! Each guest receives 1 basket of firewood free of charge. More firewood has to be paid for.
In cases of extreme heat and drought, barbecues or fires may be prohibited by order of the fire brigade. See https://www.natuurbrandrisico.nl/

Pets are not allowed

Enclosed outdoor area adjacent to B&B/nature cottage
The grounds are fenced and locked. Outsiders cannot simply enter the grounds.
Our grounds are divided into 2 parts. One part is private and not accessible to guests.
The other part belongs to the B&B/nature cottage. This terrain cannot be considered your private area if you have booked it. Of course, we will seek you as a guest as little as possible so that you can enjoy our beautiful place in the forest in peace.

Safety – Emergency services
For the benefit of emergency services (fire brigade, police, ambulance), corridors, doorways, entrances and (extinguishing) water extraction points must be kept free of obstacles at all times.

Accidents
A small first-aid kit is available in the kitchen drawer. Below is a list of useful telephone numbers. General emergency number is 112.

Nuisance
Any disturbing noise from people, animals or objects is prohibited. Between 10 p.m. and 8 a.m. there is general quietness, so no shouting and no music.

Damage
The owner and/or his representative are not responsible for accidents, theft, loss or other damage incurred during the stay at In ’t Holt.

Liability
Guests must have their own valid third-party insurance at all times.
The tenant/guest agrees to occupy the B&B/nature cottage with due care and diligence, respecting the tranquillity and surroundings. The owner ensures that the cottage and its contents are in good condition.
Owner is not liable for damage as described above or due to calamities (storm, rain), the disabling or rendering inoperative of technical equipment and the failure or closure of facilities. Owner and/or organiser will make every effort to prevent damage or failure of facilities as much as possible. The grounds In ’t Holt will be maintained as well as possible.

Misconduct
When staying at In ’t Holt, this automatically implies that you accept the general rules and are obliged to abide by them. If you do not abide by these rules, you will be called to account. Repeated violation of the rules may, after warning, result in expulsion from In ’t Holt.

Commercial activities
Commercial activities of any kind are not allowed on the grounds.
Only in consultation with owner or organiser can this rule be deviated from.
Photo and/or film recording: Publication can only be done with the permission of owner.
